Welcome to our investment page, we understand that there are so many new real estate markets opening up it is difficult to make a decision on which area to invest in let alone decide which type of property to put your hard earned cash into. We would like to state from the start that the days of a rapid turnaround profit in Spain these days is not the norm but does occasionally happen if the right property/location can be found, but it is more usual to be looking at a longer investment period of between 2 to 5 years. However Almeria and Murcia are at the moment the 2 highest capital growth areas in Spain and as such offer a very sound investment opportunity.

The most important thing about any investment, whether it is property, stocks, shares, pensions.......is to take good, clear and professional advice. As Almeria Property Place is based in Spain, unlike many other agents that you would meet in the UK, we have the first hand knowledge and the experience to help you select your investment property. We will however, always ask you to speak to an independent lawyer and do you own market research so that you are fully informed.

 

Investment Tips

  • Ask the selling agent if they are happy to resell the unit for you and do they have a preferential rate for investors
  • With investment, think with your head and not your heart “not everyone likes the same thing as you!! ”
  • Make sure that the developer offers bank guarantees in exchange for your money. If not, why not?( it is a legal requirement)
  • Purchase either pre-license or 1st phase units, if you are out to resell then you need as much time as possible (make sure it is written into your private contract that you can resell prior to completion and ask if there is a fee for this and get it in writing)
  • Dont be greedy!!Adopt reasonable expectations, you may have to complete on the unit. All investments carry some form of risk
  • The best investment is not usually the cheapest or the smallest down payment
  • Look at corner units, or 1st floor. These usually have the best returns and are considered to be the most demanded property
  • Look at the orientation, people from N. Europe want the sun, the local residents don’t
  • Try to view some property that the developer has built previously if a show flat is not available
  • Build quality, fixtures and fittings and external finishes, pools and gardens are very important when it comes to the re-sale of your property. If the developer will skimp on the small things…
